Director, Innovation Space

Reporting to the Vice President, Culture and Experience, the Director, Innovation Space will be responsible for the management of the IBM Innovation Space – Markham Convergence Space (IBM-MCC). The IBM-MCC is a collaborative innovation hub located inside IBM Canada Headquarters where ventureLAB currently manages 50,000 square feet, housing over 40+ tech companies and 250+ tenants, offering exclusive in-house programs with on-site access to advisory services to technology-based start-ups, scale-ups and innovation ecosystem partners in the space.

The Director, Innovation Space will primarily be responsible for maintaining and animating the space, tenant relations and management and support development of hub programming.

The Director, Innovation Space will be responsible for ensuring the space is fully operational, runs at target occupancy rates and for creating a sense of community amongst the hub innovation ecosystem tenants – start-up, scale-up and innovation partners.

Overview of Role

  • Creation of a collaborative environment and incubator of choice for technology based start-up, scale-ups and relevant ecosystem innovation tenant partners
  • Ensure target occupancy to achieving target revenue goals, and managing tenant and real estate churn
  • Ensuring that space is fully operational and processes are running smoothly working with the Finance and Administration team
  • Drive growth and promotion of all of ventureLAB and the hub core tenant services

Responsibilities

Community Management, Events & Partnerships

  • Lead initiatives necessary to create a vibrant and thriving incubator for world-class technology companies and ecosystem partners – as it relates to the design of physical infrastructure, layout, office space and common areas working closely with the ventureLAB Culture & Experience and Partnerships teams
  • Develop hub community initiatives designed to create opportunities between tenants through programming and in-house events
  • Track, document, manage and resolve tenant-related issues raised through tenant meetings or other channels to ensure a cohesive community and manage tenant expectations
  • In conjunction with Finance and Administration, establish tenant processes and policies including code of conduct, culture values and other related policies including monthly tenant meetings
  • Manage core tenants and partner relationships and opportunities within the space
  • Working with other ventureLAB team members, oversee events to ensure there is a good balance of educational, community, lead generating and program-related events
  • Proactively gather data on tenants’ business objectives and work with the other ventureLAB team members to identify initiatives and programs to support tenant growth
  • Design and implement processes, guidelines and best practices for the community to optimize member experience
  • Recommend best practices, including but not limited to: community management, sales, events, training, and member experience on a company-wide level

Tenant Management

  • First point of contact for all hub tenants
  • Manage new tenant inquires, communicate pricing and hub information
  • In conjunction with Finance and Administration, create tenant contracts including documenting the tenant onboarding process including review of contracts with tenants, hub / ventureLAB policies and procedures to tenants and other stakeholders, including but not limited to: tenant agreement and billing procedures; monitor and enforce contractual provisions and policies
  • Resolve tenant complaints regarding other tenants, following hub processes and guidelines investigation and process termination of membership when warranted

Business Development and Reporting

  • Under the direction of the VP, Culture & Experience, manage, report and track tenant funnel to maintain 100% space occupancy and provide relevant and required impact metrics to reflect tenant space impact as it relates to diversity, job creation, sector and other critical incubator and economic development metrics. Ensure tenant funnel and reporting process on entire operation of space is provide on a bi-weekly and monthly basis to the leadership team and implemented into ventureLAB’s CRM
  • Collaborate with the Facilities and Events staff, to lead and track hub tenant tours for potential occupants

Facilities and IT

  • Manage IT/infrastructure related issues and manage tenant infrastructure needs through ventureLAB’s designated IT support in conjunction with Finance and Administration Team
  • Manage and maintain relationships with vendors and landlords, including the third-party facilities, security and building management teams
  • Analyze tenant issues and concerns to identify issues presented and make recommendations to leadership team and third-party facilities partners to resolve these issues
  • Ensure occupancy safety – provide up-to-date emergency exit maps, adequate disability access and processes
  • Work with Third-Party Facilities Partners to maintain a safe environment with proper lighting, signage, and disability access
  • On a daily basis, and with ventureLAB Facilities and Events staff, ensure facilities are maintained, including meeting room setup, kitchen station and supplies are available

Qualifications

  • 5-7 years of experience in working and running a co-working space, incubator or accelerator including experience in organizing incubator events, programming and initiatives in a fast-paced, dynamic environment
  • Stakeholder / Customer First and Can-do Attitude and Mindset
  • Strong judgment and creative problem-solving skills including negotiation and conflict resolution skills
  • Strong team leadership skills and demonstrated initiative; ability to influence and engage direct and indirect reports and peers and work across cross-functional and diverse teams; demonstrated past experience of managing direct reports
  • Entrepreneurial team player who can multitask and has passion for the innovation community
  • Strong communications skills, both verbal and written and project management skills
